what do I actually obtain when I buy a theme

It is still not clear what I obtain when I buy a theme. Do I get all the files and folder that would go into a django-cms project? Then can I run this on my own server?

Yes, you will get all the files and folder of a django-cms project. You could follow the step in README.txt to create your own virtual environment and start your django-cms project. Beside, you can also use Docker to start your django-cms project. The steps has been alse included in README.txt.
